The first step is to apply to MM Lending to become a qualified borrower, by submitting the following documents:

  • US Income Tax Return
  • Current personal financial statement
  • Summary of your most recent real estate investment transaction (address, purchase price, rehab cost, sales price)

The skill and experience of the investor are the primary factors we consider.

After qualification, simply call or email us when you have a property under contract, and we will confirm loan terms to you immediately.

Loan terms will be quoted for each individual property, however, for experienced borrowers we will fund a loan up to 70% of “after repair value”. Up to 90% of the purchase price will be funded at loan closing, with the remaining funds disbursed as repairs are made.

Loans are interest only, with interest paid monthly. Principal is due upon sale, or at the end of one year.

Interest rates vary depending on market rates and borrower qualification.

Other terms and conditions include:

  • Appraisal of “as is” and “after repair value”
  • Assignment of rents
  • Personal guaranty of borrower
  • Lender title insurance
